Congratulations! You've found the home of your dreams!
Your financing is secured and you’re on the way to your next
home!
With the help of your Realtor, you’ve seen
the Seller’s disclosure and you’ve made your offer.
Your offer becomes a binding contract, so be sure you have
included the necessary contingencies. Contingencies are clauses
that will render the contract null and void if they are not met.
Common contingencies are the sale being subject to the sale of
an existing home and/or a satisfactory home inspection.

Closing
A word about Disclosures:
Sellers are required to
disclose information about the condition of the house. The
disclosure indicates whether the seller is aware of any known
material defects … if the roof leaks, the presence of mold etc.
When the sellers disclose problems about the condition of
the house, you can ask your inspector to determine the extent of
the problem. Remember,
not all sellers will know about every problem with the house
even though they have lived in it for years, and some sellers
may not honestly disclose problems they know about. Your
inspection expert will verify "what you see is what
you're buying."
The buyer arranges and schedules the inspections
Since the contract you entered into includes a contingency
anything the inspection reveals can be resolved with the seller.
The home inspector will
write up an inspection report with all minor and major defects
itemized. To be sure, we will find minor flaws in nearly any
home. It's up to you to decide how important they are. It’s
helpful that you are present during the inspection so we can
talk over these defects.
1.
Submit your request for a Date to be inspected, we will try very
hard to meet the exact date you requested, but it may be delayed
by a day or two depending on our other bookings.
2.
We will respond by email within 24 hours if the suggested date
can be confirmed.
3.
Once the date is confirmed, we will send you a link and Logon ID
to view and sign your Inspection Agreement electronically.
4.
Once the Inspection agreement is completed, we will send you a
Logon ID and password to access the “Clients Only”
area of our website
where you will have access to our personal Cell Phone numbers,
Instant messaging widgets, payment portals and other important
information.
5.
You may want to meet with us to discuss the day of the
Inspection or if you choose, we will meet you on the day of the
Inspection at the inspection site.
6.
We will perform the Inspection on the scheduled day and time
agreed.
